With three days you can see the highlights of Chikkamagaluru and still have time to enjoy your villa. Here is a plan that keeps driving reasonable.
Day 1: The Chandra Drona range
Arrive by lunch. In the afternoon drive up to Seethalayyanagiri and Mullayanagiri in the afternoon slot. Back for hi-tea and the bonfire.
Day 2: Kemmangundi and waterfalls
After breakfast and the estate walk, head to Kemmangundi. Take the jeep to Hebbe Falls, have lunch, then trek to Z Point for sunset. Stop at Kalhatti Falls if you go back via Tarikere.
Day 3: Belur and Halebidu
Leave after breakfast for Belur (about 1 hour 15 minutes) and Halebidu. Hire a guide at each. Return for a late lunch and a lazy evening, or if this is your last day, continue home via Hassan.
